|Metal: 50 Years|
|Tar & Gravel: 20 Years|
|Rolled: 15 Years|
– If roofs are older than these dates, the 4 point must indicate the “Life Remaining” of 5+ years. Life remaining = no leaks, no brittle shingles or excessive curling or sun-blister spots.
– Tiles don’t wear out – the screw or galvanized fastener wears out due to heat & shifts of tiles & damages the underlayment (tar paper/peel & stick). o SWR (Secondary Water Resistance) – Typically can’t visually seen.
